We do not list everything under construction. We filter by developer track record, actual construction progress and numbers that hold up. We currently have no pre-sale open to the public on this page: when a project we would recommend comes in, the list hears about it first.

The Caribbean and Mexico City are not the same purchase

In the Caribbean, prices are in dollars, foreign buyers purchase through a fideicomiso and the engine is vacation rental income. In Mexico City, prices are in pesos, foreign purchase is direct and the engine is long-term rental income. Every project we take on is evaluated against the criteria of the market it belongs to.

What is the difference between buying in the Caribbean and in CDMX?

In the Caribbean, prices are typically in dollars, foreign ownership in coastal restricted zones goes through a fideicomiso, and the typical use is vacation rental. In Mexico City, prices are in pesos, foreign buyers purchase direct without a fideicomiso, and the use is long-term rental with more stable cash flow.

Can a foreigner buy a pre-sale development in Mexico?

Yes. In coastal restricted zones such as Puerto Aventuras, the purchase is made through a bank fideicomiso, the standard and secure legal mechanism. In Mexico City the purchase is direct, without a fideicomiso, because it is not a restricted zone.

What do you review before recommending a development?

The developer's track record and what they have delivered before, actual construction progress against the promised schedule, the complete payment plan including everything paid on top of the list price, and the rental income the market actually supports today, not the brochure projection.
