They are two different businesses. On the coast the income comes from short stays: high nightly rates, a sharp season and a manager who takes a cut. In the city it comes from long contracts: less gross income, almost no operation, and occupancy that does not depend on the weather or on flight schedules. The useful question is not which one yields more, but how much operating work you want on your plate.

Monthly building fees, the annual property tax and closing costs, which in pre-construction are usually separate from the list price. If you plan to rent it out on the vacation market, add the manager's commission and the replacement of linens and furnishings. That is the number to run before comparing two apartments by their price.

In pre-construction you pay less and in instalments, but you collect no rent until delivery and you carry the developer's risk. With a finished unit you pay the full price and start renting the same month. What we check before recommending a pre-construction is the delivery record of whoever is building, not the rendering.
