For vacation rentals the building sets it and it changes with the season. For long-term we work contracts of six months and up. The difference is not only the term: the furnishing, who pays the utilities and what is asked as a guarantee all change.
ID, proof of income and a guarantee, which depending on the case is a guarantor with property, a deposit or a rental insurance policy. We check it before showing you anything, so you do not walk through an apartment you will not be approved for.
For vacation rentals it almost always does, along with the end-of-stay cleaning. For long-term it almost always does not: electricity, water, internet and sometimes the building fee are separate. That is the number to add before comparing two options.
With the dates confirmed in writing and whatever deposit the owner or the manager requires. It is not held with a phone call: in high season three people are looking at the same unit on the same day.
